Just Because It's The Best Price Doesn't Mean It's The Best Offer...
The highest price does not necessarily mean it's the best offer.
The best offer may be an offer where the buyer has nothing to sell and can move right away.
The best offer may be a cash offer so no waiting time for a mortgage commitment.
The best offer may be from someone that you know will take care of your house the way you did and keep the neighborhood values strong.
The best offer may be terms and conditions that are more favorable to you.
Ultimately this decision comes down to what price you as the seller is willing to accept, and how much risk you are willing to take. Will the house appraise for the higher price? The price and/or conditions is only determined by what a buyer is willing to pay for your house at a particular moment in time.
Although the highest offer may seem great, there may be terms and conditions that are not in the best interest of the seller.
Don't just focus on the price...think about all the other little details that go along with selling a house and getting to the closing table.
Remember...Negotiation is about give and take, and price is only part of the package!

I second Barbara' s "suggest!" Yep, buyers need to understand their offer price with less contingencies may trump a higher price with lots of hoops and requests!

Larry/Sheila...while price is often the driving force behind whether a deal is made or lost, you are so right, there are MANY other factors that contribute to determining which offer is truly the best one. Suggested!
This happens alot to us here in a resort market. Cash usually wins especially if they're really close. This mortgage industry is driving everyone crazy.
Very good advice for home sellers. Real estate investors with cash offers are very competitive with home buyers that need financing and home inspection conditions.

Larry & Sheila, this is so true. Recently received multiple offers on one of my listings, and the seller took the one that gave her more time to move out. It was also cash, with a well-qualified buyer!

Wise is the agent that gets past the price to the other important aspects of the offer...suggest is the word of the day for this blog !

Hi Larry & Sheila, you are right the best offer is cash offer without waiting for loan commitment.
Yep, terms are important too and sometimes, you just want to know that somebody nice is going to live in the house you loved for so many years.
In today's market with some very questionable appraisals, an offer not contingent on financing looks very attractive.
