September 2012 Real Estate Market Update for Prince William County, Manassas City and Manassas Park.
As of October 20, 2012 there are currently 1,030 homes for sale in Prince William County, 66 for sale in Manassas City and 22 for sale in Manassas Park for a total of 1,118 homes. Inventory is down from the 1,158 homes for sale the prior month. While the number of short sales showed a slight increase of nine homes, the number of foreclosures (51) showed a slight decrease from the 53 that was on the market last month.
With fewer homes being listed for sale buyers have fewer options and this has helped to push prices up in most area's and the number of days on the market down. Manassas Park showed the highest gain year of year with the median sold price at $197,500, a 25.18 % increase. Prince William County showed a 13.91% increase of median sold price now at $289,900.
