Hope you don't see what we saw in the past few years.
Hopefully, some one in your government will realize what they are doing and allow your economy to have a soft fall so you do not experience our collapse.
I think you have a sharp eye on the future. The one thing you did not mention is that the US tried to prop up the housing market and keep home owner in their home even when they could not afford them, by modifying there mortgages. All this tampering just extended the problem over multiple years. I feel that free market say let the banks foreclose and let new buyers that are qualified buy, to begin a new fresh cycle in the market.
Larry, it sounds like you've got quite a few problems bubbling as far as your various markets are concerned. One thing I hope does not happen is your bubble bursting. You have had good appreciation in many markets. Maybe it's even been TOO good. Sooner or later just about every "bubble" market has to pop. I hope that is not what is happening for you... but I fear it just might be.

Larry, I was just speaking with someone who told me that people are buying in Canada because you have such a stable economy. This sounds like it could shake things up.

I'm having a tough time remembering a situation in which government intervention HELPED with economic troubles.
China took similar steps to prevent a bubble in their market a couple of years ago. The result was a definite cooling. What always missing from these discussions is the fact that "free market dynamics" don't always work. The US eliminating some laws that helped prevent rapid growth and the market expanded rapidly and contracted equally so. There are times when some intervention is a good thing - as long as it's done with restraint.
