The thought of purchasing a home may be a bit daunting, but owning residential real estate continues to prove to be one of the wisest investment choices an individual or family can make. To help you enjoy a smooth and easy home buying experience, I've compiled the following tips for you:

Save, Save, Save. You can purchase a home with very little down. However, there will be other costs such as closing costs. Once you get in your home, you'll also enjoy having the resources to do the fun things like decorate!

Remember Uncle Sam. As a home owner, you generally will have the advantage of being able to deduct the property taxes and mortgage interest you pay from your federal income taxes.

Know Your Budget. Before you begin the exciting process of looking at homes, get pre-approved for a mortgage. This will enable you to shop for a home knowing how much you can borrow and demonstrate to sellers that you are serious.

Determine Your Priorities. It also helps to analyze beforehand what is most important to you…the commute to work, the schools, the parks and recreation, or shopping and dining choices. Then you and your Realtor can focus on the neighborhoods that best fit your needs and your budget.

Be Open Minded. Some people get discouraged because they don't find what fits their vision of the "perfect" home. Be open to the potential of a home. If the location and floor plan are desirable, you can always replace flooring, re-paint walls or update a kitchen.

Secure Representation. Many buyers choose to work with a buyer's agent who is dedicated to finding the ideal properties and handling the tasks of presenting offers, negotiating the final price, writing contracts, and facilitating the closing.
