The number of active listings in the entire Santa Clarita Valley are alarmingly low. There are only 328 active listing in all 6 areas of our quaint valley. Here are the numbers by area:
Valencia 82 - Stevenson Ranch - 14 Castaic 27 - Saugus 109 - Canyon Country 76 - Newhall 47
These numbers are extremely unhealthy for the recovery of our local real estate market. The reasons include the many multiple offers on each home may create another bubble that could pop once home owners reach the price that they are willing to sell. This could reverse the trend and create an excess of inventory which could collapse a recovering market.
There is another factor we also risk. Do you remember the last time we had too many buyer for the amount of homes for sale? It was during the $8,000 first time buyers tax credit which was expanded to include other home buyers. The result was many of these buyers were also caught up in the multiple offer and all cash buyer frenzy. Many of those buyers are now sitting on the sideline disenchanted with the home buying process.
My newest policy is to educate buyers that low ball offers will not fly and in order to purchase a home at this time a buyer must compete. I understand that many won’t believe this but time is too precious to reinvent the wheel. It is essential to find a Realtor that you believe in and learn the local real estate market through their experience.
Selling a home is more practical for many home owners now than it has been in many years. This is an incredible time to make that positive move either to a larger home or to downsize. Selling by a Short Sale is now a much easier and more practical procedure.
