Listing Agents Hiding From The Buyer's Agent Won't Get The House Sold!

This has happened to me few times - and I was surprised if the listing agent was doing the RIGHT thing for his/her client!

There’s nothing more frustrating to a buyer’s agent than to have an offer in hand; send that offer to the listing agent; and not receive a confirmation that the offer has been received by the listing agent.  The offer was sent and the listing agent suddenly fell off the face of the earth!!

We are listing agents, and when we receive an offer from a buyer’s agent, we confirm that we have it in hand; we’d have some discussion with the buyer’s agent if there are any concerns or answers needed; and we tell the buyer’s agent that the offer will be delivered as soon as possible.  We Do Deliver The Offer Immediately. 

If it’s a good offer, we make sure it’s accepted.  If it needs work, we deliver the offer, and we start shopping that offer.  It’s our job to get the highest and best from as many potential buyers as possible.  The seller will take a few hours to respond, and during that time, we are on the phones with every buyer’s agent who showed the property.

The counteroffer is delivered to the buyer’s agent, and we continue to shop the offer.  It’s our job.  However, it’s our job to work every offer to the bone.  Work it until the last strand of muscle is exhausted.  Work it, and when everyone says they’re done, work it once more.

During all of that working time, the offer is still being shopped to other buyer agents who have shown it.  One never knows what will surface.  It might be the nudge that will make the offer in hand pay the piper; or it might be the new offer who wins.  It doesn’t matter to us who buys the property.  Our job is to make sure it sells with the least amount of resistance.  The only thing a buyer’s agent deserves and expects to receive is to be treated professionally and with respect.  The rest is up to the buyer and the seller.

This shopping the other buyers is often why when you finally put an offer in for a buyer on a home that has been on the market for a while with no offers, all of a sudden there are multiple competing offers.  The listing agent is certainly working for their client.  Hiding from the offer or buyers, is certainly not.  -Kasey

I submitted an offer yesterday. Have gotten numerous emails asking for feedback. My response. Thank you for allowing me to show the property. Please respond to my full price, 30 day settlement, with proof of funds attached. I did  finally get a call from the assistant. It is still being reviewed.
