  1. Meet with a short sale buyer specialist to assess your needs and wants
  2. Establish a plan for action when short sales hit the market (when will you be told, how quickly can you get to the property)
  3. Meet with a lender to reduce the time you require for financing. Most lenders can knock-out a pre-approval letter, but the best can prepare you to close fast.
  4. Identify target areas and target properties, then react as fast as humanly possible when a new short sale hits the market.
  5. Be prepared to pay full price or even more if you want to purchase a short sale.

..and remember that most buyers are not suited for the short sale process.  When I show Short Sales here in the Palm springs Valley, I vet my buyers and really help them understand what they will face.  THen I vet the list agent as well, and know about the notes.

Short sales in our area are at market value, so with the added hassel of getting through the transaction, not typically worth it.

Hi Joe, great post - if it's a good buying opportunity buyers need to move very fast. In our area fast means the day it's listed. Most importantly offers need to be structured for acceptance as a counter will almost certainly mean other offers will roll in. Regards Dave

Very well put David "offers need to be structured for acceptance" ... why is it so hard to get agents to understand this? Of course, they'll say "it's what my buyer wanted to do..." but I think we have a responsibility to help our buyers win, not lose!

Good advice Joe. As a short sale listing broker I look for several things from potential buyers:

  1. Justifiable price. It needs to be close to market value or the lender will reject it.
  2. Realistic expectations. The buyer needs to allow 120 days for short sale approval. 
  3. Cash or very strong financing with no more than 3% in seller concessions.
  4. Buyer commited to the transaction.
    1. Deposit at time of contract.
    2. Inspections within 10 days of contract.

Give me a qualified, realistic and patient buyer and I will get the short sale approved and closed about 95% of the time. It's a safe bet.
