Being a Realtor we always are looking out for what the home sellers did not do or buyers are looking for how to negotiate the value down on the home. However a well maintained (not only updated) home can return or leverage your home in the Northern Virginia real estate market.  Apart from returns it will save you hundreds in both health and savings if you do keep up with your home maintenance.

Here are 12 important inspection that home owners should do to maintain the value of the home:

1. Duct Cleaning- If you have pets or not over the years the ducts do collect dust. To improve your furnace efficiency get the ducts cleaned professionally. Don't forgot the dryer vents when you get the ducts cleaned.

2. Exterior caulking and maintenance- Mighty winter is around the corner, why wait till it is tooooo cold to caulk outside. Walk around the home check all the exterior doors and windows frames for rot and caulk.

3. HVAC serviced- Just like your health, get the HVAC serviced annually if not bi-annunally. This will help you save thousands if the system dies middle of fridge cold weather or scorching heat.

4. Windows- Once year open and close all your windows. This will help you to evaluate if the spring or the cord is broken. Stuck windows are always on the list of home inspection. Install any missing or broken screens.

5. Exterior Drain- When it pours you get a puddle in your backyard? If so fall is a perfect time to get contractor to evaluate and drain the water away.

6. Insulation- Does one of the bedrooms feel much colder than the other one? Stick your head in the attic and see if the insulation is leveled or low.

7. Fireplace- Before you lit up the fireplace get it serviced ...do you the carbon dioxide is dangerous right? 

8. Sump Pump- Pull the lid off and peak if dirt and debris is blocking the float...also check if the motor is still working.

9. Roof- Check if any roof tiles are loose or missing. While out there check out the gutters if they are hanging loose or nails sticking out get it correct right away.

10. Hand Rails- Both inside and outside if you have any hand rails do ensure they are secured. 

11. Smoke Alarms- If you have never tested or changed batteries this may be the time. Replace any smoke alarms that are over 10 year old and test to ensure they all are working.

12. GFIC- Trip the GFIC in order to ensure if it is still working.

I like that your list doesn't have just the same standar items.  In the NW sump-pumps are important.  I would agree that carbon monoxide detectors need to be on that list as it's a requrement in Washington State.

These are great idea's and I would add one more thing to the list.  Keep a list of all the repairs and the name of the contractors in a nice neat binder and show it to all the potential buyers. The buyers think that the current owners took good care of their house and I find that the new buyers love that.  It's all part of the staging.

Loved most every thing you said but gosh, I wouldn't advise waiting 10 years to test and/or replace smoke detectors. I thought you were supposed to test them every time the time changed.

If I were a listing agent, and I'm not as an Exclusive Buyers Agent, the one thing I would strongly encourage is a pre-inspection.  Get these things identified and corrected PRIOR TO the property being listed.  Then there is not going to be the re-negotiations over repairs that can often be a deal killer with today's fickle buyers.  Good post and comprehensive list.

Ritu, this is a pretty good list. Something to add would be to make sure that wood chips in the flower beds don't actually come in contact with the house. Keep about a 6 inch gap.

Ritu, thank you for putting up the check list for the homeowners or the sellers.  I would also add the septic tank and the well, if they have it.  I definitely agree with you that having a home maintenance will be good for their health and there can be a lot of savings too.

Ritu - These are also good reasons to do a pre-inspection.  I would tend to agree with most of this though we don't usually hae to deal with sump pumps.
