I like that your list doesn't have just the same standar items. In the NW sump-pumps are important. I would agree that carbon monoxide detectors need to be on that list as it's a requrement in Washington State.
Great list of things to do. It costs less to do it before its on the market than after a home inpsection by the buyer.

Ritu I always encourage sellers to take care of these items before listing, also to have their well tested and septic pumped if needed.
These are great idea's and I would add one more thing to the list. Keep a list of all the repairs and the name of the contractors in a nice neat binder and show it to all the potential buyers. The buyers think that the current owners took good care of their house and I find that the new buyers love that. It's all part of the staging.
Sounds like a well compiled comprehensive list. Easy things homeowners can do to preserve the quality of their home.
Loved most every thing you said but gosh, I wouldn't advise waiting 10 years to test and/or replace smoke detectors. I thought you were supposed to test them every time the time changed.
If I were a listing agent, and I'm not as an Exclusive Buyers Agent, the one thing I would strongly encourage is a pre-inspection. Get these things identified and corrected PRIOR TO the property being listed. Then there is not going to be the re-negotiations over repairs that can often be a deal killer with today's fickle buyers. Good post and comprehensive list.
@Nan I agree testing should be done every year. Unfortunately not many home owners do that.
@Carla, I agree pre-listing inspections are big help to save the deals.
Ritu, this is a pretty good list. Something to add would be to make sure that wood chips in the flower beds don't actually come in contact with the house. Keep about a 6 inch gap.

Ritu, thank you for putting up the check list for the homeowners or the sellers. I would also add the septic tank and the well, if they have it. I definitely agree with you that having a home maintenance will be good for their health and there can be a lot of savings too.
Ritu - These are also good reasons to do a pre-inspection. I would tend to agree with most of this though we don't usually hae to deal with sump pumps.
Never hurts around here to have someone glance at the foundation. Buyers are allergic to foundation issues.
A termite inspection and record of treatment would help as well.
