Sorry I can't represent you on 'that' property
Today I saw one of the worst properties I've seen in over 24 years. It is a total disaster and should be torn down. There isn't a chance in heck I'm going to represent anybody on this property. None. I mentioned to the clients over and over that the home most likely has roof issues, mold issues, sinking floors and the list could go on and on. The folks kept talking about how it could be fixed and that was just crazy talk. It would be cheaper to tear it down and start all over and then they'd at least know it was a good solid home.
All in all we were there about 15 minutes and I couldn't wait to get out of there. I immediately went home and took a shower. No kidding! I was itching like crazy and who knows what was crawling around that property. It was disgusting.
I can imagine the potential lawsuits that could arise from this situation - even with full disclosure and an addendum stating that it is highly recommend they not purchase the home. No thanks. I can't in good conscience be a part of something that would not only be a money pit but could also have life threatening conditions such as mold and who knows what else. And then get sued - not on my watch.
There has been only one other time I've run into this type of situation. An agent of mine put an offer in on a property for his buyers. During the inspection the inspector called me directly and said - do you have any idea of what condition this property is in? Well no but I was sure he was going to tell me! OMG I couldn't believe the list of issues - worse than the home today. I insisted the buyer sign a letter that he was buying with full disclosure and against the brokers advice. The buyer canceled the contract and moved on to another home. Thankfully.
