From the school of "knowing what you don't know".....and good home inspectors know that they may need to refer to other specific professionals/trades for issues with a home...inspection...first, most and always.
Home inspections have gotten so expensive lately it is important to have a good agent that can point potential trouble out before one gets to the offer.
I can't imagine purchasing a home without a home inspection Joe............it just isn't a wise thiing to do. Reminds me of when they found my stolen car and the adjuster told me it looked good. I told her my 93 year old Mother looked good too, but she couldn't walk, hear or see................
I would always advise a buyer to get a home inspection. If they decide they do not want to do one then I would have them sign to that effect. Then it is on them if they discover anything after that.
Joe, I really believe that is true and get really nervous when a buyer says he doesn't want one or doesn't want to spend the money.
Joe I do the same as you, even if it is a condo. A home inspection is one of the best expenditures that they will make in the homebuying process. The other thing that I also recommend is the Owners Title Policy, it is a cheap price for the extra protection.

Here in TX, when a buyer makes an offer, I always give them two forms to read and sign. One says, "For Your Protection: Get a Home Inspection." On the second form, the buyer has to check whether or not they choose to hire a home inspector, then they must sign and date that form too. Both forms specifies what a buyer needs to know and talks about being an informed buyer. My Broker requires it and I have never had a buyer or an investor choose not to have a Home Inspector.
This is very, very important. It's the buyers responsibility to be an informed buyer.

Could not agree with you more Joe.. (no surprise there) ... We've been buying houses for 30 years and we always have a structural engineer check them out before we close the deal... Rich always turns to the pros when it comes to our money...

Joe: Every time I hear about home inspections, I smile, because each buyer is looking for something different when hiring one. What they SHOULD do is confirm or not that you are buying a sound investment, free from things that need to be fixed. Recently an elderly lady buyer, was worried that she wouldn't get along with the inspector. I said something like, "what does that have to do with anything?" She was under the impression that he would go over the house with her and show her how to access, fix, reach, turn on and off, everything in the house. Realizing that she was actually worried about moving into her house all by herself, I hired an inspector who had a good "people" manner and he did show her those things she was afraid of.
Joe, I've been in the middle ofa negotion all night where and the home was an older home and entirely redone....still I told my buyers new does not mean perfect....Inspection comes next!
Joe- so many inspectors.. who to choose! An inspection is so important.. I try to have my clients research the inspcetors prior to our obtaining the accepted offer so we are ready set to go!
