New construction is coming back strongly now.  There are homes selling before the foundation is in the ground.  Many of the resale properties that are being marketed are owned by buyers of new construction.  This is a great time to buy a new home because the resale market is very strong and your concern about selling an existing home is no longer a valid concern.  There is a shortage of fresh inventory on the market.  A home that is priced within reason will sell quickly and possibly over the asking price.

Having said all of that, why wouldn’t a real estate agent want to participate in this sector of our business?  Why are agents intimidated by the thought of selling an entity that has not been built yet?  The reason is that they do not have enough knowledge about the product.

This knowledge is not innate.  Learning the details of the components of a new home is comparable to learning SEO.  No one knew about blogging and SEO before they opened a computer and did research or listened to a webinar.  It’s a process that takes time to learn but the research is at your fingertips.

Learning new construction is actually easier because one can go on-site and walk through a home; one can meet with the builder’s rep and walk through various stages of construction; or one can learn as a home is being built during a transaction.  Once an agent has been through one complete transaction, any future new home sale will be very comfortable and enjoyable.

Everyone loves a new home, and selling new construction is an easy way to increase your income.  It’s a pleasure to deal with reputable builders, and it’s always a learning experience.  The more new homes you sell, the more you’ll want to list and market them.  Everyone loves a new home!!

Barbara ~> We love working with new builder's and their seller representatives in our area. They welcome us with open arms when we bring them preapproved buyers! It is a pleasure to sell a well priced new construction home and to be involved with the process from start to finish.

Love your energy. I have missed you. I've been working too much, then sick. Yucky. I'm making a slow come back. I need to hang onto your momentum. There's just not enough hours in the day.

Loreena.... glad to hear you're feeling better....my day and your day are two very different days!!!  I have nothing better to do than hang out at the office and market online and offline.... talk to whomever wants to talk to me about whatever their real estate issues are... your plate is full, especially with a new hire....hope she's working out well for you....hope the children are well too....

Love new homes as well... and the smiles and hugs when they close.. To let a buyer put their personal flair into a project and watch them enjoy the process is rewarding. Over the yrs. Ive been able as well to know where individual builder strengths and weaknesses are ( often it is the hired crews and not the actual builder).

Enjoy the sound.. :-)

As that's your bread and butter, I'm not surpised, Barbara!  Glad to hear new construction is booming and hope that it stays that way for a long time to come.

Barbara:  We still don't have any new home construction here. But we have seen an upswing of commercial properties being built or rebuilt. That means new jobs and hopefully new homes in the near future.

The new home smell is far more intoxicating than the new car smell.

Yeah, I'm so glad to hear this news.  I was at a forum, I'm running for Town Council of Chesapeake Beach and someone running for office actually said the market is awful, things are going to be bad, and it's going to get worse.  What planet does he live on.  Missed you.  You always have such wonerful things to share. :)

I love your title.  It sounds like a combo of Apocalyse Now and Good Morning Baltimore from Hairspray.

I can see the benefits of being an expert in this niche, and I'm so glad to hear it's on the rebound.

Barbara  Now would be the time for a newer agent to decide if new homes are the career path they want to follow

Hi Barbara.  The hammers haven't hit our locations yet.  They will.  As your inventory becomes more expensive they start sliding towards my area.

HI Gail.... good luck with your election campaign for town council.... that will certainly give your business a boost...

Melissa....it's a good barometer of where the market is right now....improving tremendously...

Debbie....this is a niche that works in any market.....

Karen....you're right....this is an ideal time to become familiar with the product....it's gaining strength.

Conrad....that's what always happens.... as our land becomes more expensive or the prime pieces are gone, you're next....

Good Morning Barbara, new construction is an art, for me I love it, I grew up in it and it brought me into real estate 27 years ago. I have seen alot of agents come and go, I think it takes more patience and a fine attention to detail. Order takers and the agent looking for an easy score, come and go. The ones that last have the patience to learn and listen to be able to become an expert and be able to pass that along to potentiual buyers.  Have a great day

Hi Scott....selling new homes is a pleasure....it's always a positive event because there is a seller/builder who is motivated to move the product... no games are played.

Hi Barbara, truer words were never spoken, "Everyone love a new home", and I certainly do. I love selling new construction because of the lack of drama, especially when you compare it to the ups and downs of the resale market.
