Good Kitchen Can Sell A Home

By
Real Estate Agent with RE/MAX

One of the well known secrets of real estate is that kitchen sells a house.

According to many, the kitchen is the heart of a home, for this is the room where most time is spent with the family and where the body and the spirit are nurtured.

Kitchens are becoming the central piece of family rooms for the reason that kitchens are essential in the processes of buying and selling of homes. Since this room is seen every single day and guests check it out every visit, it is indicating that buyers eye for homes with modern kitchens.

Although this is the case, it should also be considered that kitchens can be one of the most costly rooms to repair, most needing labor, and most time consuming of all home repairs and renovations.

Finding homes with ready-to-use kitchens is preferable to buyers because they don’t want to go through the troubles of choosing flooring, tiling, cabinets, and counters. A number of things searched for by buyers in a kitchen depend on the price range of the home. One of the essential tips is to always price parallel to the market.

Check out the competition’s kitchens and what it look likes to have some ideas in renovating. This can be done through open houses within the area or use MLS listings. It is always an intelligent move to do kitchens alike the area homes.

In higher-end neighborhoods, having a bland kitchen will stress the buyers as they think of the money and time they’ll be spending remodeling the home. To solve this, either do remodeling before showing the home or compromise the home price.

This is not always the case however. In some cases, an update of a kitchen may be a few minor repairs and remodels such as changing the paint of walls and cabinets, getting rid of any clutter, modernizing appliances, changing the pulls, or getting a more up-to-date looking counter. Doing the work may save a lot of unnecessary expenditures.

Remember that a kitchen can sell a home so better make some research and know what needs to be done to sell competitive home prices with area listings.

It is true that buyers want homes with updated kitchens, especially so if the home is in a high end neighborhood.

You are so right... a great kitchen has always been one of my very top priorities. Even if you're not a cook, though, the kitchen is still the heart of the home and it's so important it shows well.
