I Had a Listing....and Then I Didn't.

When you are as busy being a buyer’s agent primarily as I am, there is little time to “dink around”. 

 

I had a bank-owned property that I was “baby-sittting” nearly all summer while the asset management company and friends “dinked around” and waited until October to let me list it. 

 

Thirty-four reports later, rekeying, turning on all the utilities, getting estimates for repairs, fielding questions from here and there, while trying to manage my buyers was far too much for me.

 

I had a great buyer for the property waiting in the wings.  But, I cut them loose….the asset management company that is.

 

And, I have fired two others, too. 

 

Why don’t they listen to us?

 

I told them back in June that the home was abandoned.  Six weeks tops and the property was theirs. 

 

But, they lollygagged and shuffled.  And, now, the buyer got a great deal elsewhere, and I moved on, too. 

 

Never listen to the local realtor if you are an asset management company looking for the right personnel to market you listings. 

 

You might come out ahead if you did.

I have to agree. We do a lot of work for the asset companies only to get threatened to have our rating affected if we don't perform...and that includes selling an overpriced asset. For all of our efforts, we usually get paid less than the agent that brings the buyer. I've got one now that received a bad appraisal. I had to put it on the market at 100K over market value. Now months later the asset company is giving me the evil eye and wondering why I can't sell it. Price reductions have been fairly regular, but we still aren't priced where it should be to sell.

It is very hard to break into the REO world, only because the main players have pretty well sewed it up. Inventories are so low right now there are more buyers than property. Putting that aside the commission cuts they expect tdon't amount to much top fool with unless you are working on volume.

Hi Szanne, This must be the thing you were telling me about on the phone when we talked. Those asset managers can be so trying. I have fired several myself. One I fired when they called me a liar and refused to pay an invoice.

Hearing your story makes me grateful that I do not have to deal with these types of asset-management companies. It also makes me wish you were in Harrisburg Pennsylvania and were a buyer agent on our team.

Sorry to hear about this experience with that asset management company, Suzanne. Sounds like you've had enough with them and letting them go ended up being best for you and your buyer. :)

Hi Suzanne - I think it's reasonable to expect all our partners - buyers, sellers and agents - to treat us with the same respect, courtesy and professionalism we extend to them. I have stopped tolerating any relationships that don't work that way, and I'm perfectly willing to lose whatever income might, or might not, result from those. Our self-respect is worth more than that.

Suzanne,

Most of these asset management groups have a clue in my humble opinion. I guess the best thing to do is not deal with them. All they did for you is use your talents and resouces and you got nothing in return. To me that should be a crime..

For each Real Estate Agent who does the right thing like you did, there are five to ten more desperate agents who tolerate the garbage from these people.  They are an extension of the banks.  Don't get me started on banks.  Well, I digress...Suzanne, I am with you on this one.
