If you have been an agent in the business for any length of time, you probably have a similar story.
With this challenge, I waited til the last minute, and then it dawned on me!
I did have something to say!
About 2 years ago, our office started subscribing to electronic signatures. Our MLS has "RELAY" offered to members for free. To me, the user interface was not friendly. Adobe Echo sign has a good offering and has the competition beat.
SLOW AS MOLASSES: 9 months ago, an owner said she wanted to sell and was going to retire in Kentucky. We talked about her goals and made a list of items we both agreed in writing that she needed to do to get the property marketable. There was nothing major, just repaint the interior, remove the old 1970's spider web mirror tiles, add new shiny plumbing fixtures, new living room carpet some fresh potted plants and a thorough cleaning. She planned to move in a few weeks and the son who lived in BALI would fly here to do all the work. She left, he arrived. Then work of repainting and replacing a few plumbing fixtures took several months. THAT was the SLOW PART.
QUICK as LIGHTINING!: A few days before the son was going back to his Indonesian paradise, the listing and disclosures were signed and processed into the MLS ("makes me think of the movie SOUTH PACIFIC!"). Due to or aggressive promotion, 30+ internet websites, 500 post card mail outs and print media, the home got into escrow within 2 weeks. When we received the offer, and due to the locations of the owners, we warned that the closing may take 60-80 days. I needed approval from the mom in Kentucky and the son in BALI.
We anticipated that due to all the mailings, there would be a longer close; however, on both sides, agents were able to get e-signatures throughout the process. Even on one critical occasion, the seller had travelled to BANGKOK, so…. he electronically signed at the hotel he was visiting. He was thrilled that we conducted business in this manner. Instead of the months expected, we closed within 6 weeks.
I am a true believer of E-signing documents. If you haven't already tried Adobe Echo Sign should be the one.
