We are getting increased movement, which is good. Probably 70% of my inspections are vacant homes still, some short sales, some foreclosures. I would think that inventory is decreasing.
Inventory is definitely decreasing, Fred. A lot of homes are moving that were on the market for a long time.
Toni: Good to see some of the old-standing listings beginning to sell...looks like a strong 4th quarter too with plenty of pendings right now.
Toni, was last qtr a higher percentage of short sales and foreclosures sold in your area?
Toni, Looks like the Pendings are a higher percent consisting of short sales. At least those are selling so there must be good opportunities for buyers looking for a deal...
Good morning, Toni. Interesting stats from Hudson, Florida. Quite a diverse market with high sold price of $325,00 and low $9,000 that skew the average & median price.

When looking at your timely stats, it is impressive how few of the new listings are not SS or Reo's compared to those in escrow. Sure looks like your market is changing. cheers cvc

Toni, I never would have imagined that Hudson, FL would have blueberry farms...somehow I always thought they grew in colder climates. :)

Leilani - our harvest is March. We do have some cooler weather in the winter; it can go to 30's.
