As a listing agent, I understand the concerns of a seller.  It seems like there's a lot of weight on a seller just to get a listing sold.  You're asked to pay the real estate commission for the listing and buyer's agent.  You're encouraged to help pay closing costs for the buyer.  And, you might be asked to spend money on home improvements to help get the listing sold.  At this point, it's understandable why the seller wants to scream "bloody murder" or even pull the listing off the market.

Working as a listing agent, real estate agents often make recommendations to sellers that are not always popular.  Most importantly, anything the listing agent suggests should be in the best interest of getting the listing sold.  The seller must understand that an experienced real estate agent knows what it will take to get a home sold and what it takes to prolong a listing's time on the market.  It's important for a great strategy to be put in place to maximize the listing's potential to capture a buyer.

Now, here comes the plan.  As a listing agent, I don't a pressure a client, but stress the importance of doing certain things and what the results would be if those things aren't done.  This is where compromise comes into play.  Even working as a buyer's agent, I look at the importance of compromise and try to help the buyer understand things from a seller's perspective.  The ultimately goal is to make the real estate deal work and get the transaction to the settlement table.  Settlement is not an individual sport, it's a team effort.

Thus, it's about how much the seller needs to get a home sold, and what can be done, that makes the most sense, to make this happen.  When the listing is put on the market, it's about taking all factors into consideration and doing everything possible to get the listing under contract and working with the buyer to get the deal closed.  Compromise is sometimes hard, but it should always make sense and be in the best interest of making a deal work.  Buyers are always looking for homes for sale, and no seller wants to miss the opportunity to have their home sold.
