They may work well for owner-occupied properties; however, waiting for repairs to be done is difficult for tenant occupied homes especially when multiple visits are required.

Fulton, we were lucky enough to have had the bank we bought our home from buy a 2 year Home Warranty for us. We went a year with no problems and then major plumbing issues! They had to dig up 10 feet of pipe that had, over the years, rusted through and broken and now leaked. We paid the $100 deductible and the warranty paid the rest. What a relief!
