How does one find builders?  Or maybe the question should be "How does one create new construction deals?"There are companies that sell lists with names and addresses of licensed construction supervisors in every state.  One can find that through a Google search.

If you have land, the builders will call.  Many builders have potential sales waiting, if they find the right lot.  Direct mail marketing is the method to use to find land, and the mailing addresses can be found by using public record in MLS.  When land owners call you, if you tell them you will not charge them a commission if your builder buys it, you’ll have their consent to sell it.

Buy the database of names and addresses for builders in your area, and your next mailing will be to inform them of the land you found.  You need to have all builders who call you sign an “understanding” that if they buy the land, you will receive the listing and a commission on the end product they build.  If the builder has his own client, you will still get paid.

Land is hard to find and the best way to find it is to not charge a commission on it.  Every land owner will be “game.”  It’s a system that works well.  It’s time consuming, but when the phone starts ringing, it’s worth the wait. 

You’ll have established new relationships with local builders; you’ll always have a source for a new construction deal; and if the builder is looking for a good agent to sell new homes, you’ll be the first one that comes to mind.  It’s a win-win!!

Kathy..... most agents go running to the builder and ask for business.... find the land and then call the builder.... he'll sign an agreement that spells out a clear "understanding" of how the rest will work.... once you find the land, you'll be on THEIR list of agents to call when you need land!!!

Barbara,  That sounds like a great plan for your area.  Of course, out here in the Wild West, we still have lots of undeveloped land.  Many times the lots are owned by a builder who fell on hard times and another builders buys them out.

Barbara, Most of our lots are in platted subdivisions and the developers only sell to builders. But the same principle applies if an agent has a buyer, we want to be paid.

Debbie......in our area, the builder buys the land and either he develops it or hires someone with equipment to develop it....but the builder with his attorney will bring the land through approvals....
