One of the best ways to continue to build and ramp up a real estate business is to do continuous marketing (obviously), BUT doing the right marketing at the right time to the right audience is the secret recipe for marketing some agents are still trying to figure out.  I hope this serves as a shortcut to figuring it out and helps you find the fast track to building the type of real estate business you dream of and desire for yourself.

Sending out Just Listed/Now Pending/Just Sold postcards in a neighborhood where you have transaction activity happening will help build your business, IF your consistent with it.  Sending out one set of "Just Listed/Now Pending/Just Sold postcards" will not do much more for you than waste your marketing budget.  Most agents who have been in the business for any amount of time will coach you that you "must list to last" in real estate.  The only way to get listings is to market your services as a listing agent and what better audience to market yourself to than the homes surrounding a neighborhood where you have an active listing? 

Marketing is all about repetition of a marketing message over and over and over and over. Your "for sale" sign is one way your name is seen over and over while the listing is active.  When people see the same name and face over and over and over they begin to feel like they know the person and people do business with people they know, like and trust.  When you've seen the same Realtor(R) marketing to the same neighborhood for 5 years consistently, it's likely that Realtor(R) is a specialist in the neighborhood and will be contacted for a listing appointment.  The biggest misconception with marketing is that people will remember once the sign is gone, and they won't

The Coke-a-Cola company hasn't stopped marketing Coke products because everyone in this country already knows about Coke.  They continue with marketing so they can increase market-share and NOT loose mind-share from those who have the choice of Coke or Pepsi.  Budweiser hits the marketing hard during televised sporting events because when people get together to watch sports, there is usually beer present and they want to make sure Budweiser Beer is the one chosen on the trip to the store.  The same holds true for Realtors(R), you MUST keep marketing if you want people to remember you when they decide they want to buy/sell real estate.  People move an average of once every 5-7 years, they aren't going to remember you from a listing sign or a postcard you sent out three years prior. 

The good news is that the USPS is making great strides in helping business owners like Realtors(R) to step up their marketing at a fraction of the cost of traditional postage, even bulk mail.  The USPS now has a program called Every Door Direct Mailing and as a Realtor(R), you NEED to be taking advantage of it.  NEED TO BE TAKING ADVANTAGE OF IT.  It's like God's gift to Realtor(R) marketing!!!!  This is what you need to know about EDDM:

It won't be long before other agents figure this secret out, especially with people like me telling them about it.  The sooner you get on board with it, the greater your success before others enter your market with their own campaigns.
