Why Do I Need A Home Inspection?
To answer this question, one must first ask,
"What is a home inspection"?
Simply stated, a home inspection is an objective examination of the overall condition of the visible and accessible components of a home.
To explain further, the home inspector assists the prospective buyer(s) in evaluating the conditions of the property providing vital information needed in making a sound purchasing decision.
The home inspection puts the house's condition in proper perspective for all the parties involved in the transaction. In general, the inspection will cover such essentials as the roof and surface water controls, and the adequacy of the grading of the property to insure that water does not threaten the stability of the residence.
The inspector will evaluate the condition of the structure, its exterior coverings and the electrical system starting with the electrical panel(s).
The heating/cooling systems will be operated, using normal operational controls. The plumbing system functionality will be thoroughly checked, and the inspector will report on the adequacy of the venting at the attic and crawlspace areas (if applicable).
Home inspections are NOT intended to point out every small problem or defect in a home.
Minor cosmetic flaws, for example, should be apparent without the aid of a home inspector.
The home inspection is most importantly an educational service that highlights the positive features of a home as well and the need for sometimes costly repairs.
The more information the buyer has during the buying process, the more accurately they will be able to evaluate their prospective purchase.
A potential buyer needs a home inspection to make a qualified, educated, and sound decision before proceeding with one of the most expensive purchases he/she will ever make.
