With Hurricane Sandy behind us, the damages are being discovered and cleaned up. If you are under contract to buy or sell a home, don't be surprised if the appraiser makes a second appearance to property to ensure that there were no damages by the storm. This is simply par for the course.
If there are damages noted, an adjustment in value, or lender required repairs may be facing the sellers.
Holding up this re-inspection of the property will only hold up the settlement, so sellers should cooperate and realize this is nothing out of the ordinary in the wake of a major storm.
