Howard County, MD Short Sale Update - November 2012.

At the beginning of 2012 I wrote a post regarding the shift in the market in Howard County towards short sales.

Is 2012 the year for the SHORT SALE in Howard County. Maryland?

Compared to many other States and even Maryland Counties, Howard County has always been quite immune to the economic decline of the past few years. The third richest County in the USA, Howard County has great public schools, amenities, jobs and location. It is a very attractive residential area, especially for families. Money Magazine called Columbia/Ellicott City the 8th most desirable area in the USA to call home for 2012.

Despite the growth and desirability, Short Sales in Howard County have increased over the past 10 months. Notably the $150,000 - $300,000 price point seems to be the most affected. This was exactly the starter home price range in 2005-2007 when the market peaked and started to decline. Many of the homes in this range are in Columbia, Md.

Here are the current statistics for 2012 for Active, Pending and Sold short sales across the Howard County area as of November 1st 2012. In 10 months 265 Howard County Short Sales have gone to settlement.

In the big picture the percentage of short sales in Howard County remain relatively small, but there are opportunities for patient buyers to buy in Howard County at a discounted price. Many buyers and many agents are unfamiliar and intimidated by short sales. NEWSFLASH - Short sales are getting easier, you just need to know more about the process.
