Do Garage Floors Help Sell Homes? Sometimes!

There is no doubt in my mind that the right garage floors help sell homes. True to stereotype, many home buyers go straight to the garage to see if the garage says “wow” – this is especially true of a certain gender of buyer – you know who you are! As an Orange County Real Estate Broker, I see it all – cracked oil stained garage floors, painted garage floors, and EPOXY GARAGE FLOORS that are made to look like granite. Which one do you think says wow? If you guessed the garage with the epoxy floor coating you guessed right!! Of course great looking garage storage cabinets are an added plus to complete the look.

Inspired by what I have seen in the market and in my neighborhood, I am taking on this home improvement project in my own home. My experiment will start with a single car garage and if all goes well, I will complete an additional 3-car garage. Total cost will be approximately $800/per single garage - $3200 total. Will it add value to my home? Do buyers expect a high level of finish on higher end homes? I think the answer is yes.

Good morning, Dave -- a well-organized and eat-off-the-floor type of garage always makes a big impression for homebuyers.  It reflects the care and attention a homeowner has for the home.   Add a nice flooring surface such as an epoxy finish and you certainly create that Wow impression which is so important.

I definitely agree that an organized/pretty garage can help sell a home.  People want organization, and their current garage is probably a trainwreck.  If you can spruce up a garage for a listing you are trying to sell, it will definitely get people excited about possibly living there.

I do a lot in my garage.... We are always out on the driveway playing with the kids and I am airing up bike tires and adjusting handle bars.
The garage was important to me.

I do these in many higher end homes here in my area.  It does make a big difference and a good impression when you selling.  That is not a very costly home improvement, so I would think it's worth it, esp since you can enjoy while it's there. There is also another benefit...often, the colors bright up the room (w/ the gray/white/black on average it's a bit brighter + it reflects the light better).  So it's brighter/cheerier looking and makes the space look a bit larger.

I think it all depends on the type of buyers looking at it, but you betcha that it can help sell it if you've got someone who's very particular.

I had never thought that much about garage floors.  I will take note now.  As a home settles...it cracks and becomes chipped..and then the oil stain..     Yea...you need to do something to make it appealing.

David, An epoxy floor in my garage is on my wish list.  I love a neat and clean garage.  If the rest of the house has a WOW factor the garage could seal the deal and likely at a higher price.

Dave- sorry to get here so late, but congrats on the Feature and an excellent post. Before we sold our home in Leesburg, my husband put baseboards in the garage and painted the trim as well as the floor.  Garages do sell homes.
