keys to the houseWhat can be greater than actually buying your first house?  OK, that’s open to interpretation of course.  But in terms of life moves, it has to be up there as one of the best and happiest times.  It can also be stressful, if for no other reason, the lack of certainty. It definitely takes us out of our comfort zone.

How much can I afford?  What’s the best neighborhood? Ranch, colonial, split-level?  Subdivision lot, small or large acreage?  How much will it cost me to maintain? What about unplanned repairs? Is the school system good?  It can sound pretty daunting.

And to many, the whole home buying process is a deep, dark mystery, too.  Sure, they probably know that they have to get pre-approved, find a house, get a mortgage approved, and they have a general idea of what they can spend every month.  Sometimes, real estate professionals forget that what’s normal or common knowledge to us is like a maze to the new buyer.  So it’s important that first-time buyers find an agent that they can count on for information and assistance. 

While good values, I usually don’t recommend first-time buyers look at short sales due to their complexity and the lengthened time frame needed to close the sale.  Foreclosures can also be good deals, but often have condition issues that preclude the financing types for which they qualify.  There’s a lot to absorb and a lot to think about.

I have a checklist that may be of some help to the new buyer. It covers major steps in the process. Again, rely on your agent to give you guidance along the way.  Buying a home doesn’t have to be stressful if you know what to expect.  I don’t have this document on my web site menu, but you can access it directly from this non-published URL.
