Do you have the paperwork for the new air conditioner and the roof replacement? How about the new hot water heater? And do you have the warranty papers and the instruction manuals for the new appliances in the kitchen? These questions were recently asked by the buyers of one of my listings.
Having all of the paperwork and instruction manuals for improvements, repairs, or upgrades to your home is important when you are ready to sell. The buyer will want to know who did the work and if there is a warranty, and will want to have the instruction manuals when they move into the home.
It’s a good idea to have a file box where you can keep all of the paperwork related to your home, including any improvements or repairs you have done. That way, when you are ready to sell, all of the documentation you need will be right at hand.
If you are thinking of selling, you might want to start gathering up all of those documents the buyer will want to see. And if you are buying a home, don’t forget to start that file box of important papers! You’ll be glad you did later on!
