Princeville Kauai condo (and house) + short sale update for the week of Oct 28th to Nov 3rd

Sometimes the best summer days are in November, at least you would think so based on the beautiful weather we’ve been having. It seems plenty of buyers thought so too, based on the number of closings and condos that went into escrow. Take a look:

New Listings:
Villas on the Prince 4 is new on the market with a price of $719K which is the same price it was listed for from 2/12 to 8/12. This townhome sold for $725K in 3/05.

Contingent:
Single story, end unit Puamana 5A went back into escrow. Listed for $269,500, this unit was purchased for $325K in 1/04. Another Puamana 1C, also went into escrow while priced at $295K. This unit sold for

Sales:
This was apparently the week for condo closings. Golf course view Puamana 12C sold for $275K cash with a list price of $299K. It sold previously as a leasehold property in 4/99 for $91,500 then converted for fee simple in 6/00 for $35,700. Mauna Kai 5A closed at $295K after being listed for $305K. It sold as a bank REO for $211,850 in 11/09 and actually made this seller a profit. Is this a sign the market is going back up?

Puamana 10B also closed for $293K cash while listed for $305K. It was purchased for $357,250 in 3/04. Plantation 1712 sold for $377,500 after being listed for $398,999. It was purchased for $515K in 2/08. Nihilani 13C posted a new high for sales in the project with a price of $550K while listed for $560K. This unit sold as a bank REO in 8/10 for $431,600 and it too yielded a gain.

Under Contract:
Villas of Kamali’i 18 priced at $649,900, moved from contingent to under contract and should be closing shortly. This townhome sold for $630K in 1/04.

Expired:
Hanalei Bay Resort 7307-08 expired after 349 market days. It came on the market at $925K and had one price reduction to $899K. This condo sold for $420K in 6/04.

Price Changes:
Villas on the Prince 7 reduced from $849K to $799K after selling for $685K in 6/03. Sealodge B4 reduced yet again from $275K to $250K after selling for $110K in 5/90. Puamana 11A reduced from $349K to $329K. This unit sold for $486,500 in 6/05. Ocean and Bali Hai view Pali Ke Kua 215 went down in price, from $1.050M to $989K. This property was purchased for $625K in 7/01.
