Interesting Scenario Representing Buyers with Covert Agent Seller

I'm curious to see if anyone responds back to this situation, but if no one does I am happy to write this post for my own piece of mind because it will give me time to process this scenario again. 

Okay, so if this were a television drama you would cut to a scene of me as the Realtor checking my email noticing an advertisement email about a property in De Luz that had recently been reduced by $1M.  In any area that is a huge reduction.  The price originally was $2.4M and was now reduced to $1.295M.  The home was on nine acres and 7500 square feet of commercial construction.  The contemporary/desert modern design and construction was the reason why it caught my eye.  I have a client who is looking for this contemporary design rare for this area and another client looking for a similarly priced deal in De Luz which is known for its beautiful views, avocado and citrus farms, and remote feel.  I forward the listing to my clients and the one looking for the killer price deal is ready to go look at the property in a couple of days.  I call the agent numbers on the listing. The agent is the seller mind you.  The husband of said agent returns my call and says he is happy to show the property.

Cut to me driving to De Luz for the third time in a week.  I'm getting good at knowing where the phone reception ends.  Flashback to the husband/seller of agent/seller giving me directions from Clinton Kieth Rd.  "Oh yes, no one knows how to get out to the property. You go Clinton Keith 9.2 miles to Carancho, blah, blah, blah....." I'm thinking in my head that this way is at least 15 miles out of my way, but I oblige him and write the directions down for my client.  I'll double check on google maps.  The home is exactly where I expect it to be and I am grateful I didn't second guess myself and go the other ridiculous way. 

The husband seller greets me at the driveway.  He seems nice enough and as accomodating as I had expected from our previous phone calls.  He tells me he is happy to show me the property first so I can show my clients when they arrive.  (This is after he refreshes his memory that I have clients coming and I'm not just previewing the property. In the back of my mind now I wonder if he had many actual clients come out to see the property.) 

The property was of excellent construction, but had some strange features like no bathroom on the 4000 square foot wing that had the kitchen, dining, living room.  You'd have to walk all the way around the house to use the facilities.  Not a fun proposition when you're cooking dinner and need to go to the ladies room quickly.
