First and foremost, Carmel Valley is a community of beautiful homes, parks and open spaces. Carmel Valley is a newer Master Planned Community of San Diego, with construction starting in 1983. It is located only about 20 minutes from downtown San Diego and minutes away from the sparkling beaches of Del Mar and La Jolla.
In addition to the beaches, there are many community parks and the Carmel Valley Rec Center and Ocean Air Rec Center offer playgrounds, ball fields and a myriad of organized activities. Golf is unparalleled at the spectacular Grand Del Mar Resort which overlooks the natural beauty and canyons of the Los Penasquitos Canyon Preserve.
I believe the number one reason that people from other areas of San Diego and those relocating to San Diego are drawn to looking for a home in Carmel Valley are the schools. Carmel Valley is served by both the Del Mar Union School District, the Solana Beach Elementary School District, and the San Dieguito Union High School District, all of which are known for their academic excellence and include a number of California Distinguished Schools.
Homes in Carmel Valley are typically spacious and luxurious, and at the higher end of the price spectrum. Although not immune to the housing crisis, sales are strong and homes have recovered much of their value.

(In October 2011, there was a home sale of over $4 million, which caused the average home price to be considerably higher than it was in previous months)
In October 2012 - 46 single family homes were sold - a 48% increase
The Median Price was $882,750
The Average Price was $971,788
