Dave - sellers need to know that buyers are comparing homes and being able to stand out in the competition(for the right reasons) is the goal.

Don - yes, pretty basic stuff -- incredible that we continue to see/show properties that don't properly prepare for potential buyers.

Hi Suzanne -- the marketing starts from the first time a potential buyer sees a home online -- I still can't believe the number of new listings I see and there is no photo or a just a few photos.   We need to entice buyers and their agents even when inventory of homes available for sale is limited.  Be ready with your home when it hits the market and the MLS.

Laura - sometimes it's not even minutes but seconds -- buyers today can quickly discern what features and amenities create that "wow" factor.

Sharon - on the broker caravan recently, I toured a couple of homes where the listing agent who was in attendance was sitting in a darkened room -- pretty frightening.  

Joy - create that POP or the Sizzle mays those steaks(and homes) sell quicker.
