Well, I had to laugh yesterday as I did a re-inspection for a bank wanting me to look at various repairs to see if the "FIX" is in! The appraiser wanted certain things on my report to be redone and reported on that they were "FIXED."
Yes, the "FIX" is in, and the quotes around that word are absolutely necessary!
Why? Because, apparently, the same people who put in the first "remodel" did the final "FIX!"
If you don't understand plumbing, you shouldn't be doing plumbing!
Here is the first attempt at installing a kitchen drain.
There are many problems.
All these problems indicate a lack of understanding of plumbing in general and drainage in particular.
I painted the light blue there to demonstrate how much water is trapped by this arrangement and sits all the time.
The previous post on this installation is here.
The trap is so deep that when the right sink is used, or the dishwasher discharges or the disposal is used, that water is forced up into the left sink until there is enough water pressure to drain.
But it will only drain to the point indicated by the paint.
Here is the repair!
Apparently they heard my "complaint" that the previous trap was too deep.
SO THEY FIXED THE TRAP! IT ISN'T TOO DEEP ANYMORE!
During this "FIX" other things got changed.
About as much water is now directed toward the disposal.
I think more water resides in this arrangement, all the time, than in the previous!
Also, this "FIX" changes physics dramatically!
The depth of the trap is proper now, but following the trap water is actually flowing up!
YES, WATER NOW FLOWS UP!
How do I know this. Because the "FIX" is in!
And, of course, they "FIXED" the hole in the cabinet. It's beeeerrrtiful now!
The bank wanted my report. They got my report.
My recommendation: the same people who did not understand something the first time should not be called to "FIX" it again! These people learned the first time they used the sink that it was worse than the first time! Thank goodness the "FIX" is in!
