The San Juan Capistrano real estate market posted solid results in October 2012 with 35 closed sales vs. 37 closed sales in October 2011 and 35 closed sales in September 2012 - a slight decrease year-to-year due largely to reduced inventories! Demand for San Juan Capistrano housing remains strong - as of November 10, 2012, 58% of the 165 available listings in San Juan Capistrano are under contract.

  • For the month of October 2012 35 homes in San Juan Capistrano sold for an average final selling price of $571,957 or $245.44/sq.ft – a 1% increase vs. October 2011.
  • The average original asking price of these homes was $581,802  – selling at 99% of list price and 96% of "original list price".
  • The range of final selling prices was from a low of $145,000 for a 2 bedroom condo in Capistrano Villa Apts  to a high of $1,700,000 for a 7 bedroom 10,000 square foot home in The Acreage – both were short sales (includes attached and detached homes).
  • Of the 35 homes that sold, 20 were standard sales and 13 were distressed sales – either short sales or bank owned foreclosures.
  • October 2012 sold homes were on the market an average of 77 days, down from 118 days in October 2011. Standard Equity Sales were on the market an average of 68 days.

Hi Will - results here are actually 96% of "Original List Price" and 99% of "List Price" (just updated post to clarify) - once adjusted they sell very close to asking showing that buyer demand is high - more than 50% of listings are getting multiple offers. Hi Debbie - distressed sales have pretty consistently been running at about 1/3 of all sales in the area over the past year - distressed inventory has dropped off significantly over the past few months and I would expect equity sales to be a larger share going forward.
