Braemar Property Values: September-October 2012 (Arista Series)
Hurricane Sandy didn't keep the trick-or-treaters away in Braemar on Halloween. It was nice to see the young ones out and about in their costumes. Now that September and October are behind us, we can take a look back at the Arista Series real estate market in Braemar. Arista Series homes are the largest single family homes built by Brookfield Homes in Braemar and include the Allister, Buckingham and Canterbury.
Unfortunately, there were no resales of any Arista Series single family homes in Braemar in the last two months. However, there were some equivalent sized homes that sold that were built by NV Homes. Those counted for five sale sin Braemar during the months of September and October, and the average of their sales prices was $428,015. Given the last report's value of Arista Series homes of $412,000, this would mean a slight increase.
However, because there are sales of the exact same model homes that can be found by appraisers, we do like to compare like to like when we can find that. And the builder designs and features between NV Homes and Brookfield Homes are different, so when there are like builder and like size homes to compare, that's what is preferred. Hence, the reason NV Homes are not counted in the Arista Series values.
The next Braemar Property Value Report will be out in January and will detail sales from the last two months of 2012.
