Nothing like a newly paved road in a townhouse complex. No more pot holes, puddles in pot holes that spray the car with muddy water when you "accidentally" hit one and above all..... a smooth ride home.

Maintenance fees for the Royal Palm @ Waipio usually cover for the common elements in the complex and if there is sufficient reserve money then it will cover for work such as this nicely paved road.

Yeah, it inconvenienced the residents for two days while they worked on each section but it was worth parking on the main street.  The positive being that it sure is nice driving on a newly paved smooth road!

Waipio Gentry is minutes from Schofield Barracks, Wheeler Army Air Field and centrally located on Oahu to Hickam AFB, Pearl Harbor Naval Base.

The Royal Palm @ Waipio is a townhouse complex in Waipio Gentry with studios, one and two bedrooms. Maintenance fees for the Royal Palm @ Waipio have gone up and currently (2009) studios are about $215 per mo., one bedrooms about $259 and two bedrooms are about $380. All the roofs are being replaced and the AOAO has already collected the special assessment and about half of the buildings are completed. The nice roofs, landscaped grounds, paved roads and wonderfully upkept units sure make for great community living.

The following show is of the one bedroom unit in the Royal Palm @ Waipio Complex and the surrounding grounds. (click twice to start)

Sally~Oh so beautiful. Can that be my home away from home so that when I come to Hawaii I can just stay there? Your presentation makes it so inviting for one to move to the area. Enjoy your night!

These units look wonderful, Sally, and the views of the mountains are spectacular.  And a park close by, sounds like heaven to me.

Sally, glad your potholes are gone!  They are awful here, so I know how bad it can be with the weaving and dodging :)

That's the nice thing about condos.  I lived in condos for years but I never had a view like this one.  My views were nothing but a parking lot or a strip of grass in back.

This is beautiful.

Sally,
It certainly looks like a beautiful place in a lovely setting....and the prices are very reasonable considering everything that is offered.

I like living in condos because of the close proximity of neighbours (for the safety feature plus I like seeing people coming and going) and the fact that you can lock up and go on vacation and not worry.

Sally Jo, it's cold and dreary here.  I feel like rolling down that hill that is always green in Hawaii!

Sally,  Nice place and view.  Wish I were moving to Waipio.  I'd certainly buy from and then I'd be closer also.

Thanks Lenn...  I picked a good one....so did my client :)

Jo:  We have the poochie so it's not so easy to pack up and go...but it is nice that we don't have to worry because there is security running around in golf carts too.

Laurie: I love running around with my poochie....hubbie runs one way ...I run the other (all two step) and she keep running back and forth.

Marc: Ha!  You'd be reaaaallll close.

Sally those price seem low compared to some of the prices that I have seen you and Randy post before. At those prices they should sell quickly.

Lisa: Yeah...potholes are not cool...once we leave our complex we gotta dodge a few...

George: 300k for a 2 bedroom with 700 sq. ft. is not low to me. :)  They sell quickly in our complex anyway.

Fran: Just a few....yeah, my hubbie told me about PA potholes....not good.

I have been to the Hawaiian islands 4 times now and my wife and I constantly dream of moving there for the winter months. We live in the Pac. Northwest, Port Townsend, WA and it is a little, tiny bit gloomy in the winter.

What I am surprised at, is that I have sent my contact info to over 7 real estate agents in the islands and never get a response.

I am a remax broker/owner and I don't understand the lack of follow-up.

I am now a subscriber to your blog.

Keep up the good work.

Thanks.
