Here is a summary of The E. Stroudsburg PA 18301 Real Estate Market, year to date to October 2012.

 

In reviewing the Real Estate Market Summary for E. Stroudsburg PA 18301 we begin by taking a look at the NUMBER OF LISTINGS, the Number of Active, Pended, and Sold Listings. As we take a look at these numbers we see that the number of Active Listings greatly outweigh the number of Pended and Sold listings.  This is an indicator of a Buyers Market.

Next, let’s review the AVERAGE PRICES of those Active, Pended, and Sold Listings.  We are still seeing a larger difference between the List price of homes for sale and the Actual sold price of homes for sale, for the most part.  This means that sellers are listing their homes above market value which leads to lack of sales and to a longer time to sell their home.

Next, we take a look at the ABSORPTION RATE for the E. Stroudsburg PA Market Summary.  This number we like to see around 3-6 months.  At least it is decreasing, soon to be where we like it to be, hopefully.

Hi Patricia, Thanks. Being in a Buyers Market when so many other areas of the Country have turned to a Sellers Market with a 16-18 month absorption rate is depressing and hard for our sellers to understand.

Excellent presentation of the E. Stroudsburg PA real estate market, Bobbie.  Getting better, but still room for improvement.  Very similar to our market here.
