NH Home Staging - Is Your House Properly Prepared for Presentation?

Preparing your house for sale is not an easy task.  It's a lot of work.  Most sellers find themselves overwhelmed,  having very little experience in the art of presentation or the psychology of marketing.

Selling your house requires strategic marketing....

1.  Determine who your target buyer is and what features are most appealing to them.

target buyer

2.  Update hardware and lighting fixtures so your house doesn't appear to be caught in a time warp.

update light fixtures

3.  Make necessary improvements....buyers don't want to paint walls or replace flooring!

make improvements

4.  Arrange furniture (remove excess furniture) to show space and function.

5.  Highlight positive features....fireplace, built-in cabinets, custom molding, etc.

Marketing is all about presentation...

Connie:  Thank you!

Tom:  Thank you!  The bedroom was from a home with a minimum of bedrooms upstairs.  This basement space was not being used to it's full potential.

Bud & Beth:  Thank you!  The pictures are actually from all different homes.  The light fixture is an update I made at the home I purchased this year.

Dwayne:  Thank you!  That picture is one of my favorites (it's from several years ago), but it still bugs me that the seller wasn't willing to paint the brick and remove the brass fireplace screen.  The home sold fairly fast after staging, so it's just me being a perfectionist, but I can't help myself.  LOL!

Patricia:  Hey, it's great to see you!  Thank you for stopping in and commenting!

Joanna:  Thank you!  Obviously I could go on and on with more detail, but I know people like short, to-the-point posts so I inserted links for those that want more info.

Al & Peggy:  Having a seller decide not to move after my staging consult has only happened to me once.  I felt really bad for the Realtor who hired me, LOL!

Sharon, excellent examples! We stagers do bring a new way of looking at the sellers home. It can be hard to see your home as a product.

Janice:  I know it all seems so obvious to us....other stagers....but for sellers it's all new territory!

All good advice here for sellers, Sharon. You have a great way of taking staging down to the essentials and make your tips easy for homeowners to remember.

Sally:  Thank you!  Most sellers are very surprised at how much of their stress can be reduced once they have a detailed plan of action.

Maureen:  Thank you!  If we don't make the tips easy, we won't get the message across.

Sharon - such easy steps for home stagers to recognize.  Sometimes it takes a bit more effort to convince our clients.  What i find is that if I believe it to be true I can sell it to my clients.

Wendy:  Convincing clients is where it gets interesting, LOL!  I've never had a problem convincing them I believe what I'm saying.  That's the easy part, because I wouldn't suggest anything that I wouldn't do if I were them.
