Setting Guest Guidelines for Rental Properties

The vast majority of landlords do not realize that they actually have the option to put restrictions on their tenant’s activities with guests. The idea is not to control the behavior of your tenants outright, but to ensure that you don’t end up having additional “tenants” that you never signed up for living in the property!

There are a number of options that you can put into the lease, depending upon your level of concern about your tenants and their guests:

  • Have tenants register their guests – whenever someone is staying in your property that is not on the lease, you can request that the tenant register them with you. You can decide if you want this to take place strictly with longer-term visitors, or overnight guests as well. In any case, you can put the criteria in the lease. That way, if it appears as though there are still guests in the property longer than indicated, it can be addressed.

In the State of Florida ther is a clause in the lease that states that tenants must register guests if they are staying longer then say 2 weeks. This is the only lease as agents that we can use.

I have a similar lease clause about guests staying more than 10 days from my time as a property manager in Hawaii....their is a FINE line between GUESTS and ADDITIONAL residents
