I keep getting told time and time again by the investors I meet at my empowered investors networking meetings, that they just can't get 100% financing anymore and it is hard to come up with 10% over and over to buy more properties for investment purposes.

I tell them there are plenty of opportunities to get 100% financing they just have to be creative and find the right sellers. I have sellers everyday that offer 100% financing with an owner contract, giving an investor a 100% financed investment property.

I have found the 100% loans out there too.  Just have to look a little bit harder.  Good credit and income is needed but they are out there.

Todd - In this age of mortgage meltdown, I insist on 10% down.  Buyers are not too quick to back off a deal if they know they will lose the 10% deposit.

Todd. When I first started investing back in the 80s everything I bought was owner financed 100%. It's a great way to buy!!! I too am starting to see a lot more of it.

Gary - With owner financing, you don't even need to have perfect credit.

Mark - Owner financing and they are happy to do it because of the extra money they earn from the sale.

Rosalinda - This is really only available now on fixer properties where owners are happy to see the properties go.

Bryant - With interest rates reaching 18-19% in the early 80s a lot of people bought that way and saved thousands a year in interest.

Sally - With owner finanancing it is a lot quicker close, but on those fixer properties those owners are happy to see the properties sell.
