You don't have time to sleep on it!

With low inventory and low interest rates, we are having the perfect storm. If you want to sell your home and you price it within the comps, It will sell fast. When I show houses right now and see a good one, my Buyers have to jump on it. No second guessing, if something is wrong; the home inspection will catch it. The words  "I told you so" don't make me feel any better than you.

My last three Buyers all found out the hard way. The perfect house at a reasonable price and they have to sleep on it. Don't count on sleeping in it! We all lost out on the first perfect house. Multiple offers abound on homes priced right in our area.

As an experienced agent, I see enough properties to know a good buy when I see it. I get to know my buyers likes and dislikes, with every house we tour. So when I see that smile on my client's face, I know what magic looks like and at that point I know we have to strike now.


Don't let your dream house disappear while you sleep!

I also have buyers who think they have to "sleep on it" and can't seem to understand why they lost out.

Good morning, Paul....suggested....what a great post....and all buyers should read this....this is not the time to hesitate on buying the house that fits your requirements....when you find it, jump....don't sleep.

Paul, your graphic is perfect! There of my clients have been frustrated by this phenomenon.  The Dallas market has shifted to a Sellers market.

When they start making "Buyer Noises" I tell them its time to make a move. When someone else gets it, they know they wanted it then.

Paul, We don't push UNTIL our buyer indicates they think it's the one, but then we will push to act fast.  We've seen it enough times to know someone else slept on it LAST night and today they're submitting an offer.
