Realtors, if you are wondering what kinds of properties would be good to partner with an Auctioneer on.
Here's a good example: I had a call from a gentleman whose father had passed away. He along with his 2 brothers were the beneficiaries of his fathers estate. The house was paid for. The property also had some items in it that they were going to give away.
When the gentleman called me the property had been on the market with 2 different Realtors for 6 months. This gentleman said his brothers were tired of dealing with Realtors so they wanted to try the Auction Method.
This is an excellent property that should have been considered for Auction from the beginning.
- No mortgage which means the property can be sold at Auction- Absolute or Reserve
- The property was vacant
- Personal property left in the home can be auctioned as well
- You would be able to set the date and time of sale
- Eliminate the carrying costs to the brothers who inherited the property.
- Property would be sold as is - no need for brothers to do repairs
The benefits to the Realtor - they get a coop commission and make the Seller very happy. Especially since the property won't be sitting on the market longer than 60 days.
Partnering with an Auctioneer just makes good sense.
