I have been working these clients searching for a property since early July. A super nice couple who is newly married that relocated back to Hawaii. The wife works in the coast guard and the husband is a retired vet. So they wanted to take advantage of their veteran benefits to purchase a house. This is usually easy to find a property under normal circustances, however being that we are in a seller's market here in Kailua, it was a battle to land a house for them.

Over a four month period, they fallen out of escrow due to a "cloud on title" with the first house, and placed offers on 3 other properties with disappointing results due to a multiple offer situation on two of the properties. The challenge with VA clients is that usually, these people are coming in with minimal money down, and the house needs to be in at least average condition for the loan to pass along with the house having to appraise for the purchase price or better. When you are in a multiple offer situation, it is a bit challenging.

I am in an office with around 50 people, and the company has approximately 400 agents on the island of Oahu. There are benefits to being a part of this company simply because you have access to privy information on future activity and what may be coming on the market. As a result of this, I was able to have my clients preview a property that wasn't yet listed on the mls and BAMM before you knew it, we were under contract!

When we previewed this property, it was tenant occupied, clutterred and dirty, but my clients had the foresight to look past all that and visualize the potential of what it could be. It was a lovely property and had nice curb appeal overall. It just needs a little tlc to bring the interior up to speed.

Listed by a fellow agent in Coldwell Banker Pacific Properties. Enchanted Lake's "Akamai Street". It's in a nice location about a mile or two away from Kailua Beach and Kailua Town. A 4/2, with an interior of 1414 sf, and exterior of 7448 sf. Sold for $735k!
