Interesting set of "tells" to watch for in Tenant Application Process

 

 

In the process of visiting and applying for a home, red flags often appear. These are little indications as to what kind of tenant the applicant will be later on.....I wish I had paid attention to some of these in the past because they are so true!!

  1. Person must move in immediately-perhaps the landlord evicted them for non-payment or maybe they don't want to pay next months rent....hmmmmm?
  2. Applicant whines about the cheap, lowlife , never fixed anything landlord! Beware, you will probably be put in same category.
  3. Person is unkempt or very late....to me this says you won't keep the home clean and don't respect my time so what makes me think you will pay on-time ?
  4. Making arrangements for EVERYTHING is a hassle, hassle, hassle. Will it be different when lease is signed?
  5. Applicant wants to split deposit.....I know it is a lot of money but we NEVER get the other half of the deposit in the time we asked for it.
  6. Asked tenant, "Why are you moving?" You will be surprised to know he could not afford all the late payments in his current rental. I had someone actually tell me this!!

Of course, these are red flags only!

As always we process the application and look at the whole scenario, work history,credit report and rental history before a good decision is made and a tenant is accepted.

Hi Tracy,

All good points. The need to move immediately is probably the biggest red flag.  It is also generally not a good sign if the tenant tries to hand you cash or get you to take a deposit before they even fill out the application.

People who start trying to negotiate the deposit should not be trusted to ever pay back the amount they claim they'll give you.

If I am uncertain I will drive by there current home. But I often wonder if you can turn them down for just anything like dirty car, unkept hair or have to move right away

Property managers see it all. We have several rentals and and so far, the background check has been the key to finding and keeping good tenants.

Then there is the "My landlord lost the house in foreclosure..." 

And the reason the landlord could not make his mortgage payments is that the tenant was not paying his rent ........

I had potential tenant who told me that they have recent foreclosure on their credit. I followed with " Ok. That should be fine with extra deposit if all else is OK". Their answer? "But foreclosure was included with bankruptcy, so it should not count". That is so much better...So on top of foreclosure there is bankruptcy? Who needs red flags? But anyway- I love your list.

And that credit report will tell a story about credit, payment history, judgments and so on and so forth.  When a tenant wants immediate possession and is willing to pay for it, I find myself wondering what or who they are running away from...

Interesting article Tracy. I have often thought about rental property. However, I was not able to pull the trigger. I did property management for awhile. What a nightmare.

I heard a lot of intersting stories when I was renting a property in Derry NH last year.  When we got the credit reports, there we even more... So finally we find someone without all the red flags and stories and all is going well for both landlord and tenant.

Russell & Tracy: On top of all that; when I managed properties for my clients, I would at some point of the interview, view the condition of the car the tenant drove; particularly the inside. If messy, game over.

Hi, tenants not always a joy to have. We have a rental house and once prices are back to where they were when we bought it my wife wants it SOLD! We had a property manager looking after it and she ran it into the ground, it has cost us a small fortune. She is now gone and things are better.

Being able to judge body language and read between the lines is a definite plus in real estate.  There are those cases where the prior landlord is in fact a creep or the house truly was infested with rodents, but you can usuallly get a feel for the person making the claim.

I get concerned when the prior landlord is a family member.  Sure, sometimes that could be, I guess, but my radar sure goes up quickly on that.
