Seller’s mindset – how to prepare for showings….

Selling your Buckhead Home by Michelle Francis, Buckhead & Sandy Springs Realtor

 

Getting prepared to sell a home is a huge endeavor.  Selling a Buchead house takes planning; organizing, staging, painting, repairs and you are ready to have your house on the market.  Whew, you might think you can sit back and relax and the offers will just roll in. 

While those are critical to get you ready, Tim Francis Realty has a few more suggestions for our Seller’s to help us maximize sales offer dollars for your house.


  1. Make it easy to show.  If folks give you any reasonable notice, allow the showing unless you’ve got a great reason not to.  We do understand family illness and major party events at your home.  Otherwise, please make every effort to allow the showing.
  2. Turn on the lights and open the blinds.  Please let the sun shine in!  This will take a few more minutes to prepare on your way out the door, but its well worth it.  I’ve yet to have a client ask for a cave dwelling.   I have had folks pass on homes they think are too dark.
  3. Vacate the house for the showing & take the dog with you.  Folks need to visualize themselves living in the home.  This is IMPOSSIBLE to do if you are there.

I have sellers who are willing to stage, do some updating, price it right, but when it comes to leaving the buyers alone, that seems to be really tough to do! Great tips sellers should do to have a successful showing.

All GREAT suggestions and there should be NO arguments from the sellers.  I offer restaurant gift cards to my rental residents when they cooperate with my showing and REleasing the property they occupy

Yes, you do have to leave.  Yes, your guests visitiing should leave.  Yes, take the dog too!

It's so important to allow showings.  Hard to get a home sold without this!

Michelle,  All good points for seller preparation for showing.  #3 is top on my list.  Why?  Because the buyer cannot visualize themselves living there if the seller is there.  Simple.
