Listing Agents - What should a home seller look for?

I guess many sellers are naive when selling a home.  They either make several fatal presumptions.  One is that all agents are the same, and the other is that they have more knowledge than the agent, and whom they choose is not important. If it is the later, they list their home with a friend of theirs that they play tennis with, or a neighbor, a co-worker, or someone from church.  Does this make sense?  What about qualifications?  Do these agents actually have any experience selling anything, or do they just have a 45-hour license from the state?  A real estate sales license does not bring with it a track record of success, skill, or achievement.  It is simply a license from the state that you can participate in real estate.  It does not represent negotiation skills, an acumen for sales marketing, or anything else.  A good analogy is would you like to have the surgeon that has performed 400 surgeries to repair your heart, or the surgeon that has just graduated and you are his/her first patient?  Since a home is a very expensive investment, why not hire a REALTOR that has experience?  If your tennis partner overprices your home, and it doesn't sell ever..., or if they underprice your home and you basically give it away for nothing one day on market...will they still your best friend?

I am selling a home now and...

the first realtor gave me the bait to bite and I bit it and the dust along with. For one, he made it sound as if I could buy a property anywhere in the country (USA) and he would negotiate his finders fee commission with the seller. Then after I sign on with him the story changed. He said no, that he can only do that in the same state I sold in. Kinda shady. I had only 5 show up for the brokers open and a bunch of showings, stack of business cards that started from your wrist to the middle finger, hand extended. He wouldn't let me out of the contract unless I paid a fee, so I rode out the contract and signed under a new agent. Who promised with a upbeat attitude of what they can do to sell the house, pfft. I am not happy with this one either. I should of just tried selling the house on my own like I started out in the first place.

The house shows well and the only complaints I ever got was either no central air or where to put a dining table, well ok, I fixed the dining table part and stored half the living room in a storage facility. All I am basically left with is just the central air. The new lowered price reflects a working margin for the buyer to make an offer, but no lookers and it has been 2 months with the new realtor. It was a full 6 months with the first one that I had a stack of reators cards who came by with clients and 1 deal that lasted 5 days in escrow and then fell through.

I don't like realtors who knock the others down by comparing each other on who can do more than the next, it is a turn off. I don't like realtors who say that they can perform with good results when they can't. I have a bitter taste in my mouth over realtors, you all sound the same. CHANGE THE PITCH AND JUST BE HONEST! I ty

Thanks my friend and another good post.  I had a recent experience where I brought my 27+ years of experience to the table along with a great CMA, Absorption Rate and marketing plan.  All the husband could do the whole time was to counter and question everything I said.  I finally walked away and they listed their home with a new discount broker.  Their home has now been on the market a month and a half and they have lowered their price within $5,000 of where I recommended.  Last I heard the sellers have not had one showing. 

But then again how am I?  I am just one of a million Realtors in these sellers mind.  All my experience and track record mean nothing to them.

To the home seller.... ask for stats and testimonials instead of promises.  Our success is judge by past performance and repeat business.  Any good agent can provide that before you list!

George thank you!  You are correct! I had a load of listing appointments this year, and some listed with other agents, their homes are still for sale.

Bad mouthing other agents is not the way to get a listing.  Facts and figues are.  Home sellers are just amazed when we show them why the home is not selling.  I get more listings lately then ever before, because I changed our strategy.  Great Post.
