Man is it ever cold outside. I don't think it made it out of the teens today. I feel really sorry for anyone who has to be outside in it.
We've adjusted the price on 4253 Beck (ML#779072) from $69,000 to $66,000. It really is a nice little home for the money. Here's the front pic of Beck:
I've taken pics of the inside pics of 3159 California Ave (ML# 80005005). I've previously included outside pics, but the tiling has been completed and the house cleaned.
The tile is beautiful. Monte Abbott was the contractor who laid the tile, and I think he did a great job. He also does light carpentry, but his specialty is lawns, trees and landscaping. His number is 314-865-4790, if you would like to talk with him about a smaller project at your home.

It's been a busy week. I wrote a contract last week with a buyer on a bank-owned property, but they could'nt come together on price. So that one died. Then I wrote an offer on a home in Ballwin with a young couple. The sellers decided that after having their home on the market for over 100 days they wanted to stay in the house, so that deal died. I felt sorry for the listing agent - all that work and time and the sellers decide they want to stay in the house. I wish they would have decided it before we took the time to view it and make an offer...
I did finally get one accepted. On Saturday, I wrote an offer on a home in St Louis city with a buyer I had been working with for a number of months. We finally found one he liked, so he made an offer. After two counters, we had an accepted contract yesterday. Inspections are scheduled for next week. The home is in great condition, so I don't expect too much to be wrong with it. You never know, though...
I'm showing properties tomorrow afternoon to a young couple and then on Saturday, I'll probably show around 10-15 homes to an out-of town buyer from Virginia. He's pretty motivated, so if he likes one, he will hopefully write on it.
I even got four hours of painting completed at the two-family. The downstairs unit is just about ready to go. We have a prospective tenant for that one already. We will probably begin on the upstairs unit on Sunday.
