Nicholson Lakes is a garden homes type community with very nice entrance, convenient to LSU and the Central Business District.  It was developed after Hurricane Katrina between 2005 to 2006 with new home construction still taking place. Per GBRMLS, home sizes range from 1,411sf up to 1,755sf.

 

I recently looked at statistics for Baton Rouge Louisiana's Nicholson Lakes Subdivision and discovered these 2012 home sales trends based on 16 sales. The average sales price per square foot has been $114/sf with the average size of homes sold being 1480 sf.. The Median Sales Price has been $168,875. Homes, on average, have stayed on the market 97 days. The Average Listing-To-Sales-Price-Ratio is 97%, meaning homes are selling for 97 percent of asking prices, 3 percent less than asking price.
