If you're buying a newer subdivision home in the Warren County area there will probably be an HOA involved.  Rules and regulations that ensure some level of uniformity in appearance and ideally sustain your property values.  No one with a car up on cinderblocks or heaps of trash next door. Depending on the stringency you may not get to pick your mailbox, or post color, or have a storage shed, or any number of other controlled items.  Obviously identifying the rules you'll live by are pretty important to your purchase decision!

But once you make that decision of where to live, you may need to know how to reach your HOA association with questions (like what is the EXACT shade of authorized paint for the mailbox post in Wedgwood?).

Below are some of the most common HOA management companies in our area:

  • Advantage Property Management
  • Amity Associates
  • Community Management Solutions
  • Innovative Management
  • NuVision Property Management
  • Stonegate Property Management
  • Towne Services
  • Vertex Professional Group

Hello Bliz,

Such important information for every home buyer...HOA rules can kill a sale over something as minor as a mailbox!

Lisa, We listen in on some FB community groups and it's an interesting dynamic between the homeowners and the HOA association.  Some people don't like being told EXACTLY what to do, others welcome it.

Most subdivions in our areas have HOAs too.  Atlhough some HOAs can be stringent, they can truly help to maintain property values as long as they do their job.  This is good information for Warren County Residents to know how to get a hold of specific HOAs so they can get details straight from the horses mouth.

Brenda, I think many people struggle with just how far they want the HOAs to go in enforcing the rules.  Some are very strict, some not so much.  At least the Covenants and Restrictions provide a good idea of what the rules SHOULD be.

BLiz: This is a really good list because many want to know the HOA rules upfront and your list points them to the right place.  Good use of social media to make it happen too. ;-)

Anita, HOA questions seem to be one of the most frequent questions we get, so decided the other day to create a Pinterest reference board and add HOA companies as we encounter new information.

Really good points.  Living in a development that is planned has it's rules and people have to completely understand that concept.  Plus add in the added monthly HOA fees for living in a pristine environment.

Chris & Dick, It's definitely a matter of understanding what you agreed to.  The rules may cure insomnia, but it's important to know what you want to know before committing to the full purchase.

Liz and Bill, you're so right - there are benefits to HOA's and there are downfalls - people need to really understand just what the "rules" are.

Juli, Especially if something like adding a pool, fencing or storage shed is critical to them.  Assuming you can get an exception granted is usually not a safe assumption.

Hi Liz & Bill.  HOA's are a tale of the good, the bad and the ugly.

Conrad, We've seen quite the spectrum in the way homeowners feel about them.
