Over the past several months, the listing prices have started slowly and incrementally moving upwards. That portends well for homeowners after years of declining markets. We don't want to see listing prices rapidly jump to high levels and not be able to sustain that trend. Slower, steady growth is a better avenue to follow. Sales are trending upwards at a steeper pace. This is due in large part to the shortage of inventory resulting in multiple offer situations and a bidding situation. While we are all pleased to see higher sales prices, again we should guard against any unsustainable steep price appreciation. With each incremental rise in home prices, thousands of local homeowners rejoice at the improved home values and the declining numbers of underwater homes. We'll revisit the prices again next month.
