So you’re going it alone and feel you can do a better job of marketing and selling your home better than an agent.

I don’t blame you one bit, as matter of fact, it’s an admirable move and totally understood in any market/economy to want to save money and go through the parameters needed in order to not only sell your home, but taking the steps and seeing to it that you have the correct follow through on all of the legal requirements necessary.

Of course, as you may (or may not have up until now) have heard, and it’s always the truth, that it costs you more NOT to work with an agent. The cold truth is that even if you did EVERYTHING an agent did to get your home sold in an acceptable amount of time; it would still cost you more in time, money and effort. Every home on the market if you want to look at a different perspective is a “For Sale by Owner”, but there are those that choose the expertise of a professional in order to achieve their desired results to get it sold.

 

REALLY think about what it is to sell your home on your own in lieu of not paying a commission. REALLY sit down and give yourself a timetable in which you would like to go from “on the market” to “sold”. Now take into consideration all of the expenses in that amount of time, EVERYTHING!

 

1.      Passive marketing

- (newspaper ads, fee for service such as FSBO.com or Forsalebyowner.com that just puts your home in the MLS for you)

 

2.      Hosting weekly Open Houses

-You could be doing other things for those 3-4 hours

 

 

3.      Your Mortgage

-If you have an idea of how long you want to have your home on the market, and you HAVE to move whether it sells in this amount of time or not, your mortgage on your current home is certainly an expense when you have already moved into your new one

4.      Unqualified Buyers

-along with those “just looking”, investors who traditionally “lowball” even if they do put an offer on your home, and wholesalers

 

 

As a FSBO, you are positioning yourself in a smaller and less competitive pool. Where you would normally think the less competition, the better, and such is not the case when it comes to selling your home. You WANT to be in the larger pool of agent listed properties.
