What is a Virtual Tour - and what is NOT a Virtual Tour

94% of buyers are looking at houses online first. You never get a second chance of first impression. If your presentation is lame so will be your result. You need to Wow the buyer at first sight and entice to click further.

 

Increasingly I see "virtual tours" with listings that do not deserve the name. If the agent makes 20 poor pictures and uploads them to a "slide show', that is not a virtual tour.

 

A virtual tour is supposed to lead you through the house, show you a panoramic view of the rooms and should be rather similar to a video, but not as fluent.

 

It starts with the pictures that are used for the VT. They need to be of really good quality and since they will be stitched together to achieve that panoramic view they should be taken with a tripod to ensure a seamless stitch.

 

You need good light and several angles.

 

There is great software out there, I love Visual Tours, their customer service is excellent, the software is self explanatory and easy to use.

 

The pictures should be presented in the order you would see if touring the house personally. They need to have caption and text that explain the tour and what the Viewer sees.

Music is nice but should be subdued and match the property and it style.

A good virtual tour enhances the presentation and gives the viewer a really good idea what the house is like, what is where and does not leave much to the imagination.

Uploading the poor and lazily put together pictures an agent did with a marginal camera just does not cut it.

As a seller, demand service and quality. You pay for it and investing money and time in an excellent presentation is part of the job, and actually one of the most important, without the great presentation a huge amount of buyers will not take a second look!

We have used virtual tours and find the effect to be very good.

Annette, I have seen some VT's that were as good as videos and some that should be pulled off the internet.
