Lake Charles LA Home Inspectors are just as busy as Lake Charles LA Realtors.  When  a Lake Charles Home Buyer  enters  into a Purchase Agreement the Buyer is allowed to conduct a home inspection within a certain length of time  You don't want to wait to the last day for your Lake Charles LA  Home Inspection.

 

A real estate home inspection is when a licensed qualified home inspector takes a look around the property you are considering purchasing and informs you of obvious and potential damage or problems with the property. Louisiana requires that all inspectors be licensed by the Louisiana State Board of Home Inspectors.

 

Working with a home inspector is an essential part to buying a home.  It helps to determine the quality of the house and working components.  The job of the  home inspector is to find anything that might be a larger problem in the house before you move in. Once the Home Inspector completes their analysis of the property, the Lake Charles Home Buyer and REALTOR can meet with the home inspector to go over any items that need attention.  Most of the Lake Charles LA home inspectors create a report they can share which includes photos and video of the property.

 

 If there is something that the home inspector finds wrong with the home, it will be listed in the inspector's report and your Realtor will prepare an Inspection Form where Buyer may ask for Seller to correct any deficiencies noted.

Home  inspections often shed light on items or repairs that may not be visible. Knowledge is very important and can mean the difference between taking on a project or thousands of dollars in repairs and/or professional help.  Buyers want to know ahead of time what works and does not work in the house before proceeding further with the sale.

This is a snapshot of sheetrock above a shower that once inspected,  the sheetrock was found to be deteriorating and bubbling from moisture.  The home inspector noted this in the report that the sheetrock should be cut out and replaced.  This is an area that should be tiled above the shower stall or protected in some other way to prevent this type of damage.

 

In Louisiana the inspection days  written into  the purchase contract are usually 10-12 days to complete buyer’s inspections. During this time the buyer may also conduct termite inspections, structural inspections and pool inspections.

 

 Seller’s are allowed to respond to the Buyer's  inspection and the buyer will have a final opportunity to accept or reject seller’s response electing to move forward with the Louisiana home purchase.

Thanks for the update. It good to get an inspection when buying a home however, that inspection should be done in a timely manner as you indicated. I can't see a home buyer waiting until the 11th hour to do their due diligence.

Hi Marilyn,

I totally agree. As a listing agent I wouled rather give 8 or 9 days..plenty of time to do inspections and get back with repair requests. Waiting until the last day is not wise to do inspections!!

I use to get shocked when a buyer's agent would wait until day 10-11 (of 12) to do the home inspection. Good luck getting an extension :)

This is good advice for the buyers in Lake Charles.  More good advice is to call you.   It's never wise to wait until the last day to inspect.

You absolutely don't want to wait until the last minute I don't care what the buyer's your logic may be.  This is a danger zone.
